Job Description Job Description We are seeking an experienced Property Manager for our client in Indianapolis to oversee and maintain properties, ensuring maximum financial returns and resident satisfaction. Job Description The Property Manager is responsible for managing their assigned property to maximize its financial returns in accordance with the owner's objectives. This role ensures that all residents are provided with a clean, safe, and well-maintained community. Key Responsibilities: Supervisory Duties: Oversee the recruitment and training of new staff members. Schedule and conduct annual salary and performance appraisals for supervised employees. Provide continuous training for staff as needed. Attend board, ownership, and company meetings as required. Site Maintenance: Supervise all maintenance activities and external contractors working on the property. Manage move-ins and move-outs, with particular attention to unit inspections. Ensure timely handling of all maintenance requests and promptly notify residents of any delays. Continuously inspect the property, record deficiencies, and take necessary actions within budgetary limits. Establish maintenance schedules and assign personnel for routine and emergency coverage. Marketing & Leasing: Assist the leasing staff as necessary. Oversee the preparation of weekly and monthly reports. Oversee the preparation and processing of all leases and related forms, rent collection, and delinquency management. Resolve resident complaints, guideline violations, and other issues. Make recommendations and assist in preparing marketing and advertising programs. Financial Control: Maintain necessary financial records. Adhere to all accounting policies, including using account numbers, daily income and expense requirements, and accounts payable restrictions. Collaborate with the Regional Property Manager and the Vice President to prepare the annual operating budget for the property. Maintain relationships with vendors, suppliers, and professionals servicing the company and/or property. Work within the established budget and notify the Vice President of any possible variations. Other Responsibilities: Record all resident correspondence as necessary and submit it to the Vice President for review. Maintain a working knowledge of all fair housing laws, policies, and practices, and ensure fair and consistent upholding of these and all company policies. Maintain a working knowledge of all Section 8 & 42 policies and practices. Ensure staff adheres to all OSHA regulations and applicable laws regarding health, safety, and the environment. Qualifications: Minimum of three years of property management experience. Ability to supervise, teach, and motivate staff. Working knowledge of personnel, accounting, leasing, maintenance, marketing, and resident retention policies and programs. Excellent interpersonal skills and the ability to work well with others. Strong oral and written communication skills. High school diploma or equivalent. Proficiency with PC systems and Microsoft Office software. Professional behavior and dress as required.
